Each society has specific regulations for commercial plots. Building outside these limits causes stop-work orders and demolition notices.

Typically Ground Floor + Mezzanine + 2 upper floors allowed on 4 Marla commercial plots in DHA. Exact permitted floors vary by phase and plot location DHA Phase 6 commercial may differ from Phase 9. Confirm with DHA Building Control before designing. Basement also permitted in select locations.

    Brief, Site Assessment & Feasibility

    We visit your commercial plot, assess its orientation, access, neighboring buildings, utility connections, and authority requirements. We confirm what the bylaws permit floors, coverage, height, parking requirements, and setbacks. We then prepare a feasibility summary showing what can be built, a range of construction cost, and an expected rental yield scenario. This step is free and takes one to two days.

  2. 02

    Commercial Architectural Design

    Our architects design the commercial building to maximize rentable area within the permitted envelope. Shop unit sizes, office floor plate efficiency, lobby design, lift placement, fire exit positions, parking access, and facade design are all resolved at this stage. Three-phase electrical load planning and HVAC routing are coordinated with the architectural design not added as an afterthought. 3D renders are produced before construction drawings are finalised.

  3. 03

    Structural and MEP Engineering

    Commercial structural engineering has different requirements from residential. Floor loads for retail (typically 400 kg/m²) and office use (typically 250 kg/m²) dictate beam and slab design. Column spacing must accommodate open commercial floor plates. MEP engineering electrical, plumbing, HVAC routing, and fire safety is designed as an integrated system, not a series of afterthoughts. All drawings are produced by PCATP and PEC-registered professionals.

    Authority Approvals

    Commercial building approval requires more documentation than residential. DHA commercial submissions include architectural, structural, MEP, fire safety, and soil investigation sets. BTAP requires a similar package. We compile and submit the complete package, manage remarks, and obtain the building approval NOC. For buildings above three storeys, fire safety authority coordination is also required. Our commercial approval record is zero violations.

    Construction Phased and Supervised

    Commercial construction proceeds in defined phases: excavation and foundation, plinth, floor-by-floor superstructure, services rough-in, envelope closure, MEP second fix, finishing, and commissioning. Each phase is inspected and signed off before the next begins. For multi-storey commercial buildings, authority inspectors visit at each floor level as a mandatory requirement. Our site supervisor is present every working day. Clients receive weekly progress updates with photos and video.

    MEP Installation and Commissioning

    Three-phase electrical installation including main distribution board, floor distribution boards, earthing, and conduit. Commercial plumbing with higher demand specifications. HVAC provisions split unit locations, VRF or ducted provision as per design, condensate drain planning. Fire alarm system, emergency lighting, and sprinkler rough-in. All systems are tested and commissioned before handover. Electrical testing reports are provided as part of the handover package.

    Finishing and Tenant-Ready Handover

    Commercial finishing is different from residential it must be durable enough for public use, visually impressive enough to attract quality tenants, and flexible enough to accommodate different business types. Standard commercial finishing includes polished concrete or porcelain floors in common areas, plastered and painted walls in units, completed lobbies, lifts (if contracted), external facade, boundary wall, and landscaping. Turnkey packages include shop front shutters, toilet fitting, and electrical fit-out in units.

    Completion Certificate and Utility Connections

    A final authority inspection is conducted after completion. The completion certificate is required for permanent LESCO commercial electricity connection and SNGPL gas connection. We coordinate the final inspection, resolve any punch list items, and obtain the completion certificate on your behalf.
