Building a house in Lahore begins long before the first brick is laid. We meet at our DHA Phase 6 office, our Bahria Town Sector C office, or online. We discuss your plot, your family's lifestyle, how many people will live there, what rooms are priorities, and any design references or styles you have in mind. For overseas clients this is done by video call. No fee, no obligation.
Our architect visits your plot to assess orientation (which direction faces north, south, east, west), surrounding buildings, access points, any utility infrastructure, soil observations, and society bylaw constraints specific to your location. This visit informs the design a north-facing plot needs different window placement than a south-facing one.
Based on the brief and site analysis, we develop two concept designs. Each shows a floor plan layout and exterior sketch. These are not final drawings they are design directions. You choose one direction, or elements from both, and we proceed. This stage is where your home's fundamental character is decided room sizes, circulation, light, and facade approach.
The chosen concept is developed into a complete design. Room dimensions are finalized, doors and windows are positioned, the facade is detailed, and the roof form and materials are decided. Two to three revision rounds are included at this stage most clients need one or two adjustments before they are satisfied with the spatial arrangement.
Photorealistic 3D renders of the exterior are produced from at least two viewing angles typically the main facade and the corner view. Standard packages also include key interior spaces. You review the renders and request any final changes before we proceed to construction drawings. This step prevents the most common complaint in Pakistani construction: "this is not what I imagined."
Full construction drawing set: dimensioned floor plans for all floors, all four elevations, sections, door and window schedule, roof plan, and finishing notes. For Standard and Premium packages, interior layout plans and landscape concept are also produced. These drawings are what the contractor builds from clarity at this stage prevents disputes and errors during construction.
A separate set of drawings formatted specifically for the relevant authority DHA Building Control, LDA One Window, BTAP, or Lake City is produced. These differ from construction drawings in format, stamp requirements, and submission layout. Our PCATP-registered architects sign and stamp the submission set. The complete document package is compiled and submitted.
We track the submission, respond to any authority remarks, and collect the approved drawings and approval letter. You receive scanned copies digitally as soon as approval is obtained, followed by original approved drawing sets. The full process from first consultation to approved drawings typically takes 6–10 weeks for standard residential projects.
DHA Lahore requires the architect to be registered on DHA's own approved architect list a PCATP license alone is not sufficient for DHA submissions. Our architects maintain current DHA registration. LDA submissions go through the One Window Cell at LDA's LIMS online portal, but physical drawings must also be submitted. BTAP Bahria Town reviews both architectural and structural drawings together submitting architectural drawings without structural drawings causes the entire application to be held. Lake City has its own building control department that operates independently of LDA.
All these requirements change periodically. Glorious Builders' team actively tracks authority requirements because our approvals are live submissions not theoretical knowledge. If DHA adds a new requirement, we know about it because we submitted last week.

Lahore summers are extreme. Our designs account for sun path analysis, cross-ventilation, roof insulation provisions, shaded outdoor spaces, and window sizing that maximizes light without maximizing heat gain. A beautiful house that becomes a furnace in June is a design failure.
No project leaves our design studio without photorealistic 3D renders. The single most common complaint in Pakistani residential construction is "this is not what I imagined." Our 3D process eliminates that complaint before it can happen.
