Commercial plots in DHA Lahore generally permit 100% ground floor coverage (the full plot area can be built on). This is unlike residential plots which have setback requirements. Front facade setback may still be required on main boulevards verify per plot.
Commercial buildings in DHA and Bahria Town require a minimum floor-to-floor height of approximately 12 to 14 feet significantly more than residential construction. This affects total building height calculations and structural design compared to residential projects.

We then prepare a feasibility summary showing what can be built, a range of construction cost, and an expected rental yield scenario. This step is free and takes one to two days.
Our architects design the commercial building to maximize rentable area within the permitted envelope. Shop unit sizes, office floor plate efficiency, lobby design, lift placement, fire exit positions, parking access, and facade design are all resolved at this stage. Three-phase electrical load planning and HVAC routing are coordinated with the architectural design not added as an afterthought. 3D renders are produced before construction drawings are finalised.
Commercial structural engineering has different requirements from residential. Floor loads for retail (typically 400 kg/m²) and office use (typically 250 kg/m²) dictate beam and slab design. Column spacing must accommodate open commercial floor plates. MEP engineering electrical, plumbing, HVAC routing, and fire safety is designed as an integrated system, not a series of afterthoughts. All drawings are produced by PCATP and PEC-registered professionals.
Commercial building approval requires more documentation than residential. DHA commercial submissions include architectural, structural, MEP, fire safety, and soil investigation sets. BTAP requires a similar package. We compile and submit the complete package, manage remarks, and obtain the building approval NOC. Turnkey packages include shop front shutters, toilet fitting, and electrical fit-out in units.
A final authority inspection is conducted after completion. The completion certificate is required for permanent LESCO commercial electricity connection and SNGPL gas connection. We coordinate the final inspection, resolve any punch list items, and obtain the completion certificate on your behalf.
