Renovation in Lahore is not a uniform service. A house renovation in DHA Phase 6 faces completely different challenges from a renovation in Model Town or Samanabad. In DHA, any structural changes require DHA Building Control approval before work begins a step that many renovation contractors either skip (creating a legal liability for the homeowner) or do not know how to navigate. In Old Lahore areas, the primary challenges are moisture penetration through old brick walls, severely outdated electrical systems (often still on single-phase aluminum wiring), and plumbing that uses galvanised iron pipes corroded from decades of use. In Bahria Town, even a bathroom renovation needs to follow BTAP's finishing standards if the property is ever to receive a completion certificate.

The single most common reason renovation projects exceed their initial estimates is hidden condition. When the tiles in an old bathroom are removed, the wall behind them is often rotting due to years of water infiltration with no waterproofing layer. When a kitchen is being renovated in a 20-year-old house, the electrical wiring to the kitchen may be undersized, corroded, or missing earth conductors entirely and it will need full replacement before a modular kitchen can be safely commissioned. Renovation Process Assessment to Handover

  1. 01

    Free On-Site Assessment Condition Survey

    We visit your property and conduct a thorough condition assessment not just a visual look. We probe walls for damp, test electrical circuits, check water pressure, assess plumbing pipe condition by tracing runs, inspect the roof slab, document cracks and settlement. This assessment produces a written condition report that forms the foundation of an accurate quotation. A renovation cost that omits hidden conditions is not a quotation it is an opening offer that will increase mid-project. Ours does not.

  2. 02

    Scope Definition and Fixed-Price Quotation

    Based on the condition report and your renovation priorities, we define the exact scope of work which rooms, what materials, what systems (electrical, plumbing, HVAC), what structural changes if any. We produce an itemised fixed-price quotation broken down by room and trade. You can adjust scope and see cost implications before committing. No material is described as "TBC" every item is specified and priced.

  3. 03

    Regulatory Approvals (Where Required)

    For DHA properties, structural changes require Building Control approval. For Bahria Town, BTAP renovation intimation is needed for structural work. For LDA areas, structural changes require LDA approval. Cosmetic renovation paint, tiling, flooring, kitchen cabinets does not require any approval in any society. Where approval is needed, Glorious Builders prepares and submits the documentation. Work does not begin on structural elements until approval is in hand no exceptions.

  4. 04

    Preparation and Demolition

    Furniture and belongings are protected or removed as agreed. Careful demolition removes the specified elements old tiles, fittings, kitchen units, plaster, and any structural elements without damaging elements that are to remain. Waste is removed from site daily, not left to accumulate. Dust control measures are implemented. Site is secured at the end of each working day. Demolition sequencing is planned wrong sequencing in a renovation (removing a wall before temporary support is in place, or removing all plumbing at once in an occupied house) is a primary cause of renovation disasters.

  5. 05

    Structural and MEP Work First

    Any structural changes, waterproofing, electrical rewiring, and plumbing replacement must be completed and tested before finishing work begins. Waterproofing must be applied and tested under water pressure for 24–48 hours before tiling. Electrical wiring must be complete and tested before plastering over chases. Plumbing pipes must be pressure tested before boxing in. This sequencing is critical violating it means ripping out finishing to access systems that fail after handover.

  6. 06

    Finishing Phase Room by Room

    Plastering and skim coat, followed by flooring, then tiling in wet areas, then carpentry and woodwork (kitchen, wardrobes, doors), then electrical second fix (switches, sockets, light fittings), then sanitary fittings, then false ceiling, then paint. This sequence is not arbitrary each trade must follow the previous in order for the result to be clean and durable. Paint after carpentry, never before. Fittings after tiling, never before.

  7. 07

    Snagging and Handover

    Before handover, we conduct a systematic snagging walkthrough of every room checking every tile joint, every fitted door, every paint surface, every electrical socket and light, every tap and drain. A snagging list is produced and all items are resolved before the final walkthrough with the client. Handover is not a formality it is a structured process. You confirm acceptance room by room. The 5-year workmanship warranty starts at the date of signed handover.

Glorious Builders' recommendation: Do not decide renovation vs rebuild based on a per-sqft rate comparison alone. Base it on a structural condition assessment. If your structure is sound even if cosmetically outdated renovation at Rs 1,500–3,000/sqft is almost always the better financial decision versus rebuild at Rs 5,200–7,000/sqft. If your structure has foundation issues, active structural cracks, or severely corroded rebar, renovation costs will approach rebuild costs with less certainty of outcome. Our on-site assessment includes an honest, written evaluation of this question. We recommend rebuilding when it is the right answer for the client not when it generates more revenue for us.
