We visit your plot, assess soil conditions, confirm society bylaw requirements for your specific plot, and discuss your requirements. We produce a written summary of what can be built, estimated cost range, and timeline. No charge, no obligation. Overseas clients - video call with our team visiting the plot on your behalf.
Our PCATP-licensed architects design your home - floor plans for every floor, all four elevations, section drawings, and photorealistic 3D renders. You approve the design before we produce construction drawings. No project moves to structural engineering or authority submission until the architectural design is signed off. This is where costly changes happen at zero cost - not during construction.
Our structural engineers produce foundation plans, column and beam schedules, slab designs, and MEP drawings. The complete submission package - architectural, structural, soil report, ownership documents, and fees - is submitted to DHA, LDA, BTAP, or your relevant authority. We track and manage the approval. You are not required to visit any authority office. DHA approval: 20 working days. LDA: 30–45 days. BTAP: 2–5 weeks.
A single itemised fixed-price contract is issued. The payment schedule is milestone-based - each payment is triggered by verified construction progress, never by a calendar date. Mobilisation advance is 10% of contract value. No large upfront demands. Digital payment receipts for every transaction. For overseas clients, payments can be made via bank transfer or Roshan Digital Account.
Site hoarding is erected, equipment is mobilised, and excavation begins. Foundation rebar is placed and inspected by the authority structural inspector before any concrete is poured - this is mandatory in DHA and Bahria Town and cannot be skipped. The quality of this work determines the structural integrity of everything that follows. Grade-60 rebar and DG Khan or Lucky Cement are used throughout.
Columns, beams, and slabs are constructed floor by floor. Authority inspectors visit each floor level in DHA and Bahria Town before proceeding to the next. Brickwork, lintels, and plinth beam are completed at each level. Every pour is documented with photos. Weekly video updates are sent to all clients - overseas clients receive these without asking, every Friday.
The roof slab is cast with integrated waterproofing provision. External plaster is applied. Boundary wall and gate columns are constructed. Sika or Fosroc waterproofing system is applied to roof and bathrooms. At this stage the grey structure is complete. For grey structure-only clients, this is the final milestone and handover point.
Internal plaster, false ceiling framework, flooring, electrical second fix, plumbing with fixtures, kitchen cabinets, bathroom tiling, doors and windows, paint, grilles, and gate. Every room is completed and snagged before the client takes possession. For overseas clients, a final virtual walkthrough is conducted by video call before we consider the project complete. The completion certificate is obtained from the authority and LESCO/SNGPL connections are applied for.
