A structural drawing is not the same as an architectural drawing. Architectural drawings show what a building looks like its rooms, windows, facades, and spaces. Structural drawings show how it stands the sizes of columns, the depth of foundations, the reinforcement in slabs, the load paths from roof to soil. A structural drawing is not a template. Foundation depth depends on your specific plot's soil bearing capacity which varies across Lahore. We establish the plot location, society, plot size, number of floors, and the specific authority that governs your plot (DHA, LDA, BTAP, Lake City, or other). This determines the exact drawing requirements, document checklist, and expected timeline. For overseas clients, this is done by WhatsApp or video call no physical visit required at this stage.
For DHA and Lake City submissions, a soil investigation report is mandatory. We either coordinate the soil investigation with an approved laboratory (a separate service priced at approximately Rs 15,000–25,000) or review an existing report if available. The soil bearing capacity determines foundation type isolated footings, combined footings, or raft foundation. This step is not optional. A foundation designed without soil data is engineering guesswork.
Structural drawings must align precisely with the architectural drawings. If Glorious Builders prepared your architectural drawings, this coordination is seamless. If your architectural drawings were prepared by a different firm, we review them before starting structural design to identify any conflicts wall positions that cannot be load-bearing as drawn, column locations that interfere with room layouts, or opening sizes that require special beam treatment. Resolving these before starting structural design saves significant revision time.
Our PCATP-licensed structural engineer performs load analysis (dead loads, live loads, wind loads) and designs all structural elements foundation, columns, beams, slabs, and staircase. Design is performed using current Pakistan Building Code (PBC) standards and the specific structural requirements of the target authority. Load calculations are documented and form part of the submission package for DHA.
Complete drawing set is produced: foundation plan, column layout, beam layout, all floor slabs, staircase detail, and MEP layout. Every sheet is stamped and signed by our registered engineer. For DHA submissions, the engineer's PEC registration number is included on the stamp. Three or four identical signed sets are printed as required by the authority. A digital PDF set is also provided to the client for their records.
Our team physically submits the complete drawing and document package to the authority office. For DHA, this means the Building Control Branch. For LDA, the One Window Cell. We track the submission status, respond to any scrutiny remarks, and collect the approved drawings and approval letter on your behalf. You receive scanned copies digitally first, followed by original approved drawings. For the entire process you are not required to visit any authority office.
All structural drawings are prepared and stamped by engineers registered with the Pakistan Council of Architects and Town Planners. DHA requires this registration. Our engineer's PEC license is current and verifiable. A drawing stamped by an unregistered person is not legally valid and will be rejected.
