Rates above apply to covered area - total floor space of all floors - not plot size. A G+1 10 Marla home in DHA has approximately 3,000 to 3,200 sqft of covered area depending on bylaws. Additional costs not included in per-sqft rates: architectural and structural drawing fees (Rs 1.2–2.5 Lac for 10 Marla), society approval fees (Rs 50,000–1.5 Lac for DHA), boundary wall and gate (Rs 8–20 Lac), and LESCO connection (Rs 1–3 Lac). Always budget an additional 10% contingency.

Construction is divided into 6 to 8 verified milestones: foundation completion, plinth beam, ground floor slab, first floor columns and slab, roof slab, plaster and waterproofing, finishing, and final handover. Before each milestone payment, Glorious Builders sends a timestamped photo and video report of the completed milestone for your review. You confirm the progress and release payment. The initial mobilisation advance is typically 10% of the contract value - no large upfront sums are requested. This structure means your money is always proportional to verified work.
Overseas Pakistanis are the most targeted group in Pakistan's construction market. These warning signs are based on actual complaints from clients who were defrauded before finding Glorious Builders.
A contractor who operates only on WhatsApp, with no verifiable physical address, is a contractor who can disappear. If a dispute arises, you need a physical address for legal action. Before signing anything, visit Google Maps, search the office address, and confirm it exists. Glorious Builders has two verifiable offices: C-172 Sector J, DHA Phase 6 and 234 Jinnah Avenue, Bahria Town Sector C. Both appear on Google Maps. Any family member in Lahore can walk in Monday to Saturday.
Legitimate construction companies use milestone-based payments - you pay for verified work completed, not work promised. Any contractor demanding 30%, 40%, or 50% upfront before laying a single foundation brick is a serious financial risk. The standard is a 10% mobilisation advance at contract signing. If the demand is higher, negotiate firmly or walk away. The mobilisation advance covers material procurement for the first phase - anything more than that should raise a question.
A contract that says "we will use quality materials" is not a contract - it is a verbal promise on paper. Your contract must specify: which steel grade (Grade-60 minimum), which steel brand (Amreli, Mughal, or specified), which cement brand (DG Khan, Lucky, or specified), which brick quality (awwal eent - first quality, kiln-fired), and which plumbing pipe type (CPVC supply, UPVC drain). Without this specificity, a contractor can legally use inferior materials and you have no recourse. Our contracts specify all of this before work begins. Check the contractor's Google Business profile. Look for three things: total number of reviews, average rating, and the spread of dates. A legitimate company with years of history will have reviews spanning multiple years. If 30 reviews appeared in a single month, they are likely purchased. If the profile has no reviews, the company has no verifiable track record. Our 134 reviews are dated from 2019 to 2026, written by named individuals, and include specific project details - Bahria Town, DHA Phase 6, 10 Marla, grey structure - that verify they are genuine.
DHA Lahore requires that all architectural submissions be prepared and signed by an architect registered specifically with DHA - PCATP registration alone is not sufficient for DHA projects. A contractor who does not know this, or who "hires a DHA architect when needed" rather than employing one permanently, will cause significant approval delays. Ask directly: "Is your architect DHA-registered? What is their DHA registration number?" If they cannot answer immediately, they do not have a DHA-registered architect in-house.
