All construction must comply with BTAP guidelines. Non-compliance results in stop-work orders, fines, or forced demolition.
Maximum 75% of the plot area may be built on. Remaining 25% stays open for setbacks, parking, or garden. Strictly enforced by BTAP during site inspections.
Maximum 70% coverage for plots of 10 Marla or larger in all Bahria Town sectors. The 30% open area requirement cannot be covered with pergolas, shade structures, or any permanent fixed element.
Ground floor plus one upper floor only. No basement permitted on 5 Marla. Any floor above the limit is a violation subject to demolition order and fine.
Ground floor, two upper floors, and basement permitted. Basement counts as 50% of its area toward FAR. Maximum basement height 10 feet. Proper waterproofing compliance is mandatory.
5 feet minimum from front boundary wall. 10 feet on main boulevard frontages. Side setbacks 2.5–5 feet from neighbouring boundary depending on plot category.
Paint colours must come from BTAP's approved palette. Boundary walls capped at 5–6 feet. Gates must be iron or metal. BTAP can order mandatory repainting at the owner's cost for violations.

Prepared in full compliance with Bahria Town bylaws coverage, setbacks, heights, facade. GB's in-house architects produce BTAP-ready sets, avoiding the revision cycles caused by external architects unfamiliar with BT's specific requirements.
Foundation design, column-beam layout, slab calculations, and MEP layout all required for BTAP submission. For larger plots, soil testing reports are also included at this stage.
Four complete drawing sets submitted to BTAP Head Office with plot allotment letter, ownership documents, and applicable fee (Rs 15,000–50,000 depending on project scope).
BTAP reviews for bylaw compliance. Minor revision requests are common. GB's templates are structured to pre-empt standard BTAP remarks, which substantially reduces the revision cycle.
