Premium turnkey Rs 10,000+/sqft. Islamabad is 25% higher than LDA Lahore due to higher skilled labour costs, CDA/RDA approval fees, and stricter building bylaws in sectors like F, G, E, and I series.
Construction cost per sqft varies by city in Pakistan for five main reasons: (1) Labour rates skilled masonry labour costs more in DHA and Islamabad than LDA or Faisalabad. (2) Approval authority DHA inspection at every slab adds coordination cost. (3) Material transport Sargodha crush costs more in Karachi than Lahore. (4) Society bylaws DHA requires higher steel ratio and column specifications. (5) Market demand high-demand areas like DHA Phase 6 command a premium even from contractors. The base material cost per sqft is similar across Pakistan it is the labour and compliance costs that vary.
Grey structure per sqft (Rs 3,250) covers the structural shell foundation, columns, beams, brickwork, slabs, rough plumbing, and electrical conduit. Economy turnkey per sqft (Rs 5,200–5,800) doubles the grey structure cost and adds local tiles, standard kitchen, local sanitary, doors, and paint. Mid-range turnkey (Rs 6,500–7,500) adds imported tiles, modular kitchen, quality sanitary, and POP ceiling. Premium turnkey (Rs 8,000–12,000) adds imported marble, custom kitchen, luxury fittings, and gypsum ceiling. The finishing portion is the most variable material choices make the biggest difference in turnkey per sqft rates.
Multiply the per sqft rate by your covered area (not plot area). A 5 Marla double-storey home has approximately 1,800–2,100 sqft of covered area. At Rs 3,250/sqft (Standard A-Grade grey structure) in Bahria Town (×1.08): 2,000 sqft × Rs 2,916 = Rs 58.3 Lac. Common mistake: using plot size instead of covered area a 5 Marla plot is 1,125 sqft but the home is 1,800–2,100 sqft. Always calculate on covered area.
